7% More Homes for Sale. 7% Fewer Sales.

7% more homes, 7% fewer sales: this week's mortgage and property market news after the Autumn Budget

And some estate agents are still valuing houses like it’s 2021!

Well, the Autumn Budget is finally out of the way, and there’s quite a bit for homeowners to get their heads around.

First time buyers are getting a helping hand through a new government scheme requiring deposits as low as 2.5% on eligible new build homes.

Landlords are facing another increase in tax on rental income.

Owners of properties worth £2 million or more are looking at an additional annual charge from April 2028.

And shared ownership is being opened up to more households.

But there’s something buried in the latest property market figures that I find far more interesting.

According to Zoopla:

There are 7% more properties for sale than a year ago.

Yet 7% fewer sales are being agreed.

Average London prices have fallen by 1%.

And 85% of homes across London and the South East are in areas recording annual price falls.

Now, here’s the really interesting bit.

41% of homes that didn’t need a price reduction found a buyer within 90 days.

Of those that needed reducing, just 19% managed it.

That’s quite a difference!

And it tells us something important about the market we’re operating in.

Buyers are still buying.

But they’re taking their time, comparing properties and being increasingly particular about where they spend their money.

And who can blame them?

They’ve got more choice.

So if your estate agent’s entire strategy consists of putting your property on Rightmove, crossing their fingers and suggesting a reduction six weeks later, I’d suggest there’s a better way.

A successful sale starts with understanding your competition, knowing your likely buyers and making sure your property stands out for the right reasons.

Not simply sticking an optimistic number on it and hoping somebody comes along with a bigger cheque book.

And more importantly, what might need to change.

Because buyers decide value.
