Prime family home in South East London

Search Services

Looking for your next home in South East London, Bromley or Surrey, and tired of racing through portals on your own?

I’m James Hall, The Property Perfectionist™. I’m an independent estate agent powered by eXp UK, with over 18 years across Bromley, South East London and the Surrey borders. Alongside helping homeowners sell, I offer a retained Search Services service for prime property buyers who want a clearer, calmer path to the right home.

I prepare detailed, evidence based market intelligence reports on comparable sales, price per square foot, time on market, reductions and competing stock. That same forensic approach sits at the heart of how I search, shortlist and negotiate for buyers. If a home looks wrong on the numbers, I will say so. The goal is the right purchase, not any purchase.

Clarity. Not optimism. Not guesswork. Just evidence.

The brief

Who this is for

Search Services suits buyers who want more than a quick scroll of Rightmove. It is designed for:

  • Prime property buyers who want a carefully researched shortlist, not a long list of almost rights.
  • Busy professionals who do not have time to monitor every new listing, reduction and off market whisper.
  • Relocators moving into Bromley, Beckenham, Chislehurst, West Wickham, Hayes, Petts Wood, Orpington, Shortlands, Croydon or wider South East London.
  • London or overseas movers who need a trusted local pair of eyes before they travel or commit.
  • Downsizers who know what they want next, and want the search handled with care and detail.

If you already have an agent looking after the sale of your current home, that is fine. This service is about finding and securing your next one. When you retain me for Search Services, I act for you as the buyer on that search.

The process

How it works

1. Initial consultation

We talk through what you are looking for, where, and why. No charge for this first conversation, and no obligation to proceed.

2. Agree the brief and start the search

If we are a good fit, we lock in the brief and the search area in writing. You pay a retainer of £1,500 plus VAT to start the work. That retainer is non refundable. On completion, a success fee of 1.5% plus VAT of the purchase price is due, with the £1,500 retainer deducted from that success fee.

3. I search and shortlist

I work the open market, local contacts and the wider eXp agent network, then send you only the homes that genuinely match. Unsuitable options are filtered before they waste your time.

4. View, review, decide

We view the strongest options. For each shortlisted home you get a written intelligence report so the numbers sit beside the emotion. If the evidence says walk away, I will say so.

5. Offer, negotiate, complete

When the right home appears, we move with a clear offer strategy based on the report. I then help steer the purchase through exchange and completion so momentum does not stall.

What’s included

What is included

Every retained search is built around clear steps and written evidence. Exact scope is agreed after the initial consultation. Typical elements include:

  • Your brief. Areas, property type, size, lifestyle must haves, budget and timescale, pinned down so the search stays focused.
  • Active search. Open market monitoring, reductions and new instructions, plus local relationships and the eXp network for off market and pre market opportunities where they exist.
  • Pre vetting and viewings. I filter what is not a fit, arrange and often attend viewings, and give you a straight read on each home.
  • Intelligence on every shortlisted home. Comparable sales, price per square foot, time on market, reductions, competing stock and a clear view on value. This is the heart of the service.
  • Due diligence before you offer. Seller motivation where known, questions that affect price, and local factors that could affect enjoyment or value.
  • Negotiation. Offer strategy shaped by the evidence, then firm negotiation on your behalf.
  • Sales progression. I stay involved from accepted offer through to completion, keeping solicitors, surveyors and the seller’s agent moving.

Transparent fees

Fees

Simple and transparent.

  • Retainer: £1,500 plus VAT, payable up front to start the search. This retainer is non refundable.
  • Success fee: 1.5% plus VAT of the purchase price, payable on completion. The £1,500 retainer already paid is deducted from the success fee.

Worked example

On a £1,000,000 purchase, the success fee is £15,000 plus VAT. Less the £1,500 retainer already paid, that leaves £13,500 plus VAT due on completion.

If no purchase is made through this service, the retainer is not refunded. It covers the search work, reporting and time already invested.

The first consultation is free and carries no obligation. Fees only apply once you decide to proceed and we agree the brief in writing.

How long a search takes: It depends on your brief, budget and the market. We set a realistic timeframe at your consultation.

If you find a home yourself while retained: We agree how this works in writing before the search begins.

Why me

Why work with me

  • Over 18 years in local property. I know these streets, the buyer pools and what actually sells in Bromley, Beckenham, Chislehurst, West Wickham, Hayes, Petts Wood, Orpington, Shortlands, Croydon and South East London.
  • Evidence first. The same detailed market intelligence reports sellers value sit behind every shortlist and every offer recommendation.
  • Off market and pre market access. Through long standing local relationships and the national eXp agent network, I can often surface homes before they hit the portals.
  • Independent, personal service. You deal with me directly. Powered by eXp UK, without the conveyor belt feel of a high street chain.
  • Buyer focus on retained searches. Estate agents are paid by sellers. On Search Services I am retained by you, so the advice, shortlist and negotiation are built around your brief and your numbers.
  • Seller side insight, used for you. Having spent years helping homeowners sell, I understand how the other side thinks. That helps when we negotiate and when we read a vendor’s position.

Search and retain

What search and retain means

In plain English, you retain me to search on your behalf.

You pay a non refundable retainer of £1,500 plus VAT up front so I can start the search, open doors with other agents, prepare reports and protect your time. When we successfully complete on a home that came through this service, a success fee of 1.5% plus VAT of the purchase price is due, with the retainer deducted.

That structure means I am properly motivated to find the right home, not just any home. It also keeps the service focused on clients who are serious about buying.

Coverage

Areas covered

Questions

FAQs

How much does Search Services cost?

A non refundable retainer of £1,500 plus VAT is payable up front to start the search. On completion, a success fee of 1.5% plus VAT of the purchase price is due, with the retainer deducted. For example, on a £1,000,000 purchase the success fee is £15,000 plus VAT, less the £1,500 retainer already paid, so £13,500 plus VAT on completion. If no purchase is made, the retainer is not refunded.

Is the first chat free?

Yes. The initial consultation is free and carries no obligation. Fees only apply if you decide to proceed.

Do you only look at homes already on the market?

No. I search the open market and also use local relationships and the eXp agent network to find off market and pre market opportunities where possible.

Will I still get a detailed report on each shortlisted home?

Yes. That is a core part of the service. Each shortlisted home comes with comparable sales, price per square foot, time on market, reductions and competing stock so you can decide with evidence.

What if the report says I should not buy?

Then I will tell you. Paying for Search Services does not mean pushing you into a purchase. The point of the evidence is to protect you from the wrong home as much as to help you secure the right one.

I already have a selling agent. Can you still help me buy?

Yes. Search Services focuses on finding and securing your next home. Your current selling agent can continue to handle the sale of your existing property.

What if I find a property myself while retained?

We agree how this works in writing before the search begins.

How long does a typical search take?

It depends on your brief, budget and the market. We set a realistic timeframe at your consultation.

Are you a buying agent or an estate agent?

I’m an independent estate agent powered by eXp UK. For retained Search Services clients I act on the buyer side of that search: brief, shortlist, evidence, negotiation and progression. I do not pretend estate agents in general act for buyers. On this service, you are the client.
